How Much Is Your Home Worth?

If you own a home in Weston, this is a friendly but important reminder from us.
The deadline to file for Homestead Exemption and Portability is March 1.
Every year, we speak with Weston homeowners who assumed this was handled at closing — and most of the time, it’s not. Missing the deadline can mean paying more in property taxes than necessary, and that’s something we always try to help our clients avoid.
If your Weston home is your primary residence, you may qualify for up to a $50,000 reduction in taxable value.
For most married couples who own and live in the home together, you can benefit from the full $50,000 exemption:
The first $25,000 applies to all property taxes, including school taxes.
The additional $25,000 applies to the assessed value between $50,000 and $75,000 (excluding school taxes).
In simple terms, this can reduce your taxable value and lower your annual property tax bill.
With Weston property values staying strong — especially in communities like Weston Hills, Savanna, The Ridges, Isles at Weston, and Windmill Ranch — protecting your taxable value is just smart financial planning.
To qualify:
You must have owned the home as of January 1
It must be your primary residence
You must file by March 1
If you purchased your Weston home last year and moved in, this likely applies to you.
If you sold a Florida homesteaded property and purchased another primary residence (for example, moving within Weston or relocating from another South Florida city), you may be able to transfer your tax savings.
This is called Portability.
If your previous home had accumulated Save Our Homes benefits, you may be able to transfer some of that capped value to your new property. Over time, that can make a meaningful difference in what you pay annually.
We’ve seen homeowners miss this step simply because they didn’t know they had to file for it.
